Project overview.

The 9-storey commercial tower, located in the heart of Limassol on Makarios Avenue, is a prime example of modern structural engineering in one of the city’s most commercial and cosmopolitan areas.

Structural Overview:

  • Foundation and Substructure: The building is supported by a robust foundation system, likely involving deep foundations such as bored piles or caissons, to handle the load demands of a high-rise structure in a densely built urban environment. The two-level underground parking requires careful excavation and shoring techniques to ensure the surrounding structures are not compromised during construction.

  • Superstructure: The building’s frame is  composed of reinforced concrete providing the necessary strength and rigidity to support the tower’s height and the dynamic loads it will encounter, such as wind and potential seismic activity. 

  • Open Plan Offices: Each of the five luxury offices on the upper floors is designed with open-plan layouts, requiring the strategic placement of load-bearing columns and the use of long-span beams. This design approach minimizes interior columns, maximizing usable floor space and providing flexibility in office layouts.

  • Retail Shop/Showroom: The ground floor and mezzanine levels feature a large, open retail shop/showroom space. The structural design here ensures large, unobstructed spaces, likely utilizing steel or reinforced concrete beams and girders to support the wide spans.
